Permeable resin bound costs £150–£220 per m² as a guide, permeable block paving £140–£210 per m² and stabilised gravel £60–£100 per m², all in. In Ryhall the useful contrast is with Stamford: Ryhall has no Article 4 direction, so a permeable surface can avoid a planning application. Ground near the River Gwash is wetter, so we check each site.

Permeable driveways in Ryhall

Permeable driveways in Ryhall

Ryhall, with Belmesthorpe, sits on the River Gwash just north of Stamford, and many homes here were built by the same post-war and modern housebuilders. The planning picture is different, though. Stamford's conservation area has an Article 4 direction; Ryhall's does not. That means normal permitted development rules apply outside listed buildings, and a front driveway that is permeable, or drains to a lawn or border on your own land, needs no planning permission.

That makes a permeable build-up the practical choice for most Ryhall frontages. We build in resin bound, permeable block paving and stabilised gravel, each on an open-graded base designed for the ground. The village is on limestone, which generally drains well, so on many plots the water can soak away through the base. Near the Gwash things change, and we check the ground on the visit before choosing between soakage and channel drainage, then confirm the price in writing.

Ryhall specifically

What makes Ryhall different

Rutland's flood strategy names Ryhall among the places with a few properties at river flood risk, and traces the North Brook through Ryhall too. Ground close to the Gwash is wetter, so the limestone's natural drainage cannot be taken for granted there. The village has stone cottages around the green and the church, within a conservation area, and later estate housing around them. Rutland County Council handles planning and highways, rather than South Kesteven as in Stamford.

A typical Ryhall job is a post-war or modern estate house where the original drive has worn out or more parking is needed. We lift the old surface, check how the limestone drains at that spot, and build an open-graded base for a permeable finish. Closer to the Gwash, we may add channel drainage or line the base with a controlled outlet.

You can check any address on the Environment Agency flood map.

Permissions in Ryhall

More than 5m² of impermeable surface draining to the road needs planning permission. Questions

Permeable driveways in Ryhall: questions

How much does a permeable driveway cost in Ryhall?
Guide prices for Ryhall are the same as across our area: £150–£220 per m² for permeable resin bound, £140–£210 per m² for permeable block paving and £60–£100 per m² for stabilised gravel, all in. A plot near the Gwash that needs lining or channel drainage costs more, and the fixed price comes in writing.
Does Stamford's Article 4 direction apply in Ryhall?
No. Ryhall is in Rutland, with Rutland County Council as the planning authority, and has no Article 4 direction. Outside listed buildings, a new or replacement front driveway that is permeable needs no planning permission, and the same goes for one draining to a lawn or border on your own land.
We are close to the River Gwash. Will a permeable drive still work?
It can, but the ground near the Gwash is wetter than the limestone elsewhere in Ryhall, so we test it before designing. If it will take water, the drive soaks away through its base. If not, we line the base with a controlled outlet or add channel drainage.
Do you cover Belmesthorpe and Essendine too?
Yes. From Ryhall we also cover Belmesthorpe, Essendine, Great Casterton, Little Casterton and Uffington. Ground and planning can differ between them, so we check each property on its own terms rather than assume Ryhall's conditions carry over.
