Glass verandas

What it is

A veranda is an aluminium-framed roof fixed to the back wall of the house, with clear glass or polycarbonate panels and a built-in gutter, so you can sit out in the rain and the kitchen still gets its light.

Glass verandas

Veranda or pergola?

A veranda is fixed to the house and has a solid glass roof, so it keeps the light in the kitchen and the rain off the patio. A louvred pergola stands on its own posts and its roof opens and closes. We fit both and will tell you which suits the spot.

Glass verandas

Fixed properly

The wall plate, the flashing and the posts are what make a veranda last. We fix the plate into sound brickwork, flash it into the joints and put pad foundations under every post, then take the roof water to a drain or soakaway.

Questions

Things people ask us

How much does a veranda cost?
A 4m × 3m aluminium and glass veranda typically costs £9,000–£14,000 supplied and fitted, and a 6m × 3m £15,000–£22,000. Side screens, lighting and heaters are priced on top.
Do I need planning permission for a veranda?
Usually not if it is at the back of the house and within the rear extension limits. In a conservation area or on a listed house, the rules are tighter and we check first.
Should I choose a glass or polycarbonate veranda roof?
Glass looks better, stays clearer and is quieter in rain; polycarbonate is lighter and cheaper. Both keep you dry.
Do I need building regulations for a glass veranda?
Not usually. An open-sided veranda under 30m² is normally exempt from building regulations, provided the glass is safety glazing. The position changes if you close it in on all sides, because it is then treated like a conservatory, which is only exempt if it is at ground level, under 30m², separated from the house by external-quality doors or walls, and the home's heating is not extended into it. We check this at the site visit.
What is the difference between a veranda and a louvred pergola?
A veranda is fixed to the back wall of the house and has a fixed clear roof of glass or polycarbonate, so the rooms behind it keep their light and the patio stays dry. A louvred pergola stands on its own posts and has an aluminium roof that opens and closes, so you can let the sun in or shut out a shower. Verandas suit a patio straight off the house; pergolas can stand anywhere.
Will a glass veranda make my kitchen darker?
Very little, with a clear glass roof. Clear glass lets most of the daylight through, so the kitchen or living room behind keeps its light, which is the main reason people choose a veranda over a solid roof or a conservatory. Polycarbonate panels let slightly less through and can look a little cloudy with age. Tinted or opal panels cut glare and heat but do darken the room inside, so they are a trade-off.
Does a glass veranda get too hot underneath in summer?
An open-sided veranda rarely gets uncomfortably hot, because air moves through it freely. On a south-facing patio, a clear roof in full sun can feel warm by midday, and closing the sides in with glass traps more heat. Options to manage it include solar-control or tinted roof panels, awnings or blinds under the roof, and leaving at least one side open. We talk through the orientation of your patio before you choose the roof.
Can a glass veranda roof take snow?
Yes, within the manufacturer's rated snow load. Veranda roofs use toughened or laminated safety glass in an aluminium frame designed to carry the weight of a normal UK snowfall, and the roof pitch helps it slide off. After a heavy fall, clearing it with a soft brush from the side is sensible, but never climb onto the roof. Polycarbonate panels are lighter and also rated, but can mark if scraped.
How long does it take to fit a glass veranda?
Fitting the frame and roof is usually a matter of days rather than weeks. The pad foundations under the posts go in first and need time to cure, then the wall plate is fixed and flashed, the frame goes up, the roof panels are fitted and sealed, and the downpipe is connected to a drain or soakaway. Side screens, lighting or a new patio add time. The written proposal sets out the programme.
Can a veranda be fixed to a stone or rendered wall?
Yes, but the fixing and flashing need more care than on modern brick. Old ironstone and limestone walls can be uneven with soft mortar, so the wall plate has to go into sound stone with suitable anchors and the flashing has to follow the joints to stay watertight. On rendered or insulated walls, the fixings must pass through the render into solid masonry. We look at the wall closely at the site visit before pricing.
