Glass verandas in Greetham

Glass verandas in Greetham

Greetham is a limestone village just west of the A1, with stone cottages and farm buildings in its historic core, later infill and estate housing around it, and Greetham Valley on its edge. A veranda here usually goes behind the house over an existing terrace or patio, giving a covered place to sit that does not take light from the rooms inside. The aluminium frame is powder-coated, so it will not rot or need painting.

On the older stone houses, we keep the frame slim and the colour quiet, so the stonework still reads first; stone-coloured materials suit the village, and that carries through to any paving under the roof. On the later houses, the brief is usually simpler and the choice is more about size, roof material and extras such as side screens, LED lighting and heaters. We also cover Stretton, Clipsham, Exton, Thistleton and Cottesmore.

Greetham specifically

What makes Greetham different

Greetham sits on the Lincolnshire Limestone, which generally drains well. That makes the veranda's rainwater easy to deal with on most plots: a soakaway near the downpipe usually does the job, once we have dug and confirmed the limestone is there. The exception is lower ground. Rutland's flood strategy names Greetham among the places with a few properties at river flood risk, and on those plots we look again at where the water goes and how the post footings are set.

A typical Greetham veranda is 4m × 3m over a patio behind a later estate or infill house, or fixed to the back of a stone cottage where the wall plate goes into sound stone. It involves post footings, flashing, a glass or polycarbonate roof, a built-in gutter and a downpipe to a soakaway dug into the limestone.

Permissions in Greetham

  1. PlanningA veranda fixed to the house is treated like a single storey rear extension: usually permitted development if it stays within the extension depth and height limits, does not face a road and is not on a listed house. Open-sided verandas under 30m² are usually exempt from building regulations. Listed buildings and the Greetham conservation area have tighter rules, so we check your address before anything is designed. Planning Portal: extensions
  2. TreesTrees in a conservation area need six weeks' notice before work, and protected trees need consent; both are free. Rutland County Council: tree works
  3. Building regulationsAn open-sided veranda under 30m² is usually exempt. Closing it in with glass walls can change that, so we check with Leicestershire Building Control Partnership (LBCP) first.
  4. Design and priceWe measure up, check the ground and the planning position, and give you one fixed written price.

Questions

Glass verandas in Greetham: questions

What does a veranda cost in Greetham?
Our guide prices are £9,000–£14,000 supplied and fitted for a 4m × 3m aluminium and glass veranda and £15,000–£22,000 for a 6m × 3m. Side screens, lighting and heaters are priced on top. On free-draining limestone the soakaway is usually simple, and it is included in the fixed price we send in writing.
Will a veranda in Greetham need planning permission?
Usually not. Fixed to the back of the house, it is treated like a single storey rear extension and is normally permitted development within the depth and height limits, if it does not face a road and the house is not listed. Greetham's conservation area has tighter rules but no Article 4 direction.
Is a soakaway enough for the veranda roof in Greetham?
On most plots, yes, because the limestone drains well. We still dig to check, because a soakaway only works in ground that takes water. On the low-lying plots with river flood risk, we may choose a different route for the roof water instead.
Can you relay the patio under the veranda at the same time?
Yes. If the existing patio is uneven or tired, it makes sense to relay it before the posts go in. In the conservation area, stone-coloured or natural paving suits the village best; elsewhere the choice is wider. Paving is priced separately in the written quote.
