As a guide, stabilised gravel costs £60–£100 per m², permeable block paving £140–£210 per m² and a permeable resin bound driveway £150–£220 per m², all in. The big Corby consideration is the ground: quarrying and restoration left ironstone, clay and fill side by side, and on heavy clay a lined system with a controlled outlet adds to that.

Permeable driveways in Corby

Permeable driveways in Corby

Corby grew on the Northampton Sand ironstone that fed the steelworks, and large areas around the town were opencast quarried and later restored. For a permeable driveway, which relies on rain soaking through the base into the ground, that history matters. Natural ironstone may take water well, while clay or fill in the same garden may not. We dig before we design the base and drainage, then build in resin bound, permeable block paving or stabilised gravel on an open-graded sub-base sized for what we find.

Rutland Driveways & Landscaping covers Corby, its estates and the older villages around it. Where the test shows ground that will take water, the drive soaks away through its own base. Where it shows clay or fill that will not, we line the system and take the water to a controlled outlet. Either way, the guide prices on this page become a fixed written price once we have seen what is under your drive.

Corby specifically

What makes Corby different

The New Town estates, Kingswood, Lodge Park, Beanfield and Danesholme, were built for steelworkers after Corby was designated in 1950, and many original frontages are now due for replacement. Priors Hall Park in the north east is planned for more than 5,000 homes, and many gardens there are handed over as bare, compacted plots that need checking before any permeable design. The Willow Brook runs through Corby and Weldon, so homes near it need drainage planned with care. Planning and highways both sit with North Northamptonshire Council.

A typical Corby job is a post-war semi on one of the New Town estates where the original concrete drive has cracked and the household now needs room for two cars. We remove the old surface, dig to see whether we are on ironstone, clay or restored ground, and build the base to suit. At Priors Hall Park it is more often a first proper drive on a bare plot.

You can check any address on the Environment Agency flood map.

Permissions in Corby

  1. PlanningA new or replacement front driveway needs no planning permission if it is permeable, or if the water drains to a lawn or border on your own land. More than 5m² of impermeable surface draining to the road needs planning permission. Listed buildings and the Corby conservation area have tighter rules, so we check your address before anything is designed. Planning Portal: paving your front garden

Questions

Permeable driveways in Corby: questions

How much does a permeable driveway cost in Corby?
We work to guide prices of £60–£100 per m² for stabilised gravel, £140–£210 per m² for permeable block paving and £150–£220 per m² for permeable resin bound, all in. Where a Corby garden turns out to be clay or fill that will not take water, a lined system with a controlled outlet adds to that. We confirm it all in a fixed written price.
Does Corby's Article 4 direction affect my driveway?
It does not. Corby's only Article 4 direction, at Kingswood, controls houses in multiple occupation and does not affect driveways. A front drive that is permeable, or drains to a lawn or border on your own land, needs no planning permission. Corby has nine conservation areas, so homes in those or listed buildings still need checking.
What if my garden is on restored opencast ground?
Restored ground can be fill, clay or a mix, and it does not always behave like natural ironstone. We dig a test hole to see what we are working with. If it will not take water, the permeable base is lined and drained to a controlled outlet rather than left to soak into ground that cannot accept it.
My Priors Hall Park garden was handed over as bare ground. Can it take a permeable drive?
The compacted plot is the starting point, not the base. We dig out to the depth the design needs, check what the ground does with water, and build an open-graded sub-base on top. That gives the permeable surface something stable and free-draining to sit on, lined if the ground below will not drain.
