Permeable driveways in Uppingham

Uppingham's hilltop streets send water downhill, so a permeable drive here is designed around the slope as much as the surface.

Permeable block paving costs £140–£210 per m² as a guide, with permeable resin bound at £150–£220 per m² and stabilised gravel at £60–£100 per m², all in. In Uppingham the slope matters most: the ironstone often drains better than Oakham's clay, but falls and edge drainage still decide whether rain soaks in or runs off.

Permeable driveways in Uppingham

Permeable driveways in Uppingham

Uppingham stands on a hill, and rain falling on a hard frontage here does not stay put. It runs down the street towards older drains, which is why surface water still needs a planned route even though the town is not one of the places Rutland's flood strategy names for river flooding. A permeable driveway lets that rain soak through the surface and the base into the ground. We build them in resin bound, permeable block paving or stabilised gravel, always on an open-graded base.

The Northampton Sand ironstone under the town usually takes water better than the Vale clay around Oakham, which is good news for permeable systems. It is not uniform, though, and can change within a single street. That is why we assess the ground at each property, check the falls across the frontage, and size the sub-base for what we find rather than working to a standard depth. A fixed written price follows once that is done.

Uppingham specifically

What makes Uppingham different

Many properties in the centre, around the High Street and the Market Place, have tight frontages or rear courtyards rather than front gardens, so access and where the water ends up need thought on a small footprint. The conservation area covers the historic centre, but the town itself has no Article 4 direction. Several villages we cover nearby do, including Lyddington, Seaton, Ayston, Preston, Ridlington and Belton-in-Rutland, where front walls, gates and parking spaces can need planning permission, so we check before designing.

On the Victorian and interwar roads leading out of town, a typical permeable drive replaces an old concrete or tarmac frontage that slopes towards the pavement. The work usually means digging out, checking how the ironstone drains, building an open-graded base, and detailing the low side so heavy rain is caught rather than sent into the road. On the later estates to the north and east, it is often a widening for another car.

You can check any address on the Environment Agency flood map.

Permissions in Uppingham

  1. PlanningA new or replacement front driveway needs no planning permission if it is permeable, or if the water drains to a lawn or border on your own land. More than 5m² of impermeable surface draining to the road needs planning permission. Listed buildings and the Uppingham conservation area have tighter rules, so we check your address before anything is designed. Planning Portal: paving your front garden

Questions

Permeable driveways in Uppingham: questions

What does a permeable drive cost in Uppingham?
Our guide figures are £150–£220 per m² for a permeable resin bound driveway, £140–£210 per m² for permeable block paving and £60–£100 per m² for stabilised gravel, all in. On a sloping Uppingham frontage the detail at the low edge is part of the design, and the fixed price comes in writing after we have seen the site.
Will I need planning permission in Uppingham or the villages around it?
In Uppingham itself, which has no Article 4 direction, a permeable new or replacement front drive needs no planning permission, and neither does one that drains to a lawn or border on your own land. In Lyddington, Seaton or Belton-in-Rutland, Article 4 directions mean parking spaces, front walls and gates can need permission from Rutland County Council.
Can a permeable drive work on a steep frontage?
Yes, with care. On a slope, water moving through the base tends to travel downhill inside it, so we look at the falls, how the ironstone drains at that spot, and what happens at the lowest edge. Sometimes that means extra detail at the bottom of the drive to catch what the ground cannot take.
I have a courtyard rather than a front garden. Is a permeable surface still an option?
Often, yes. Many homes in the centre of Uppingham have rear courtyards or small frontages, and permeable block paving or resin bound can suit a tight space. The main questions are how materials get in and where the water goes once it is through the base, which we answer on the visit.
