Glass verandas in Ryhall

Ryhall, with Belmesthorpe, sits on the River Gwash just north of Stamford, and people sometimes assume the Stamford planning rules follow them over the boundary. They do not. Ryhall is in Rutland, planning is handled by Rutland County Council, and while the historic village has a conservation area, there is no Article 4 direction. A rear veranda on a house that is not listed is usually permitted development within the rear extension limits.

Many homes in Ryhall were built by the same post-war and modern housebuilders as Stamford's estates, so the back of the house is typically brick with a patio outside the kitchen or living room doors. That is a good starting point for a veranda: a powder-coated aluminium frame fixed along the wall, posts at the front, and a glass or polycarbonate roof draining to a built-in gutter. Around the green and the church, the stone cottages need more care.

Ryhall specifically

What makes Ryhall different

Ryhall is on the limestone, which generally drains well, so the downpipe from a veranda can often go to a soakaway. The River Gwash runs through the village, though, and ground near it is wetter; Rutland's flood strategy names Ryhall among the places with a few properties at river flood risk. We check each site before choosing between a soakaway and channel drainage, and set the post footings on firm ground rather than the softer soil found closer to the river.

A typical Ryhall veranda is a 4m × 3m frame over the patio of a post-war or modern estate house, fixed to the brick back wall with a plate and flashing, on posts set in footings, with a glass roof and a downpipe to a soakaway. Side screens and LED lighting can be added for evenings outside.

Permissions in Ryhall

  1. PlanningA veranda fixed to the house is treated like a single storey rear extension: usually permitted development if it stays within the extension depth and height limits, does not face a road and is not on a listed house. Open-sided verandas under 30m² are usually exempt from building regulations. Listed buildings and the Ryhall conservation area have tighter rules, so we check your address before anything is designed. Planning Portal: extensions
  2. TreesTrees in a conservation area need six weeks' notice before work, and protected trees need consent; both are free. Rutland County Council: tree works
  3. Building regulationsAn open-sided veranda under 30m² is usually exempt. Closing it in with glass walls can change that, so we check with Leicestershire Building Control Partnership (LBCP) first.
  4. Design and priceWe measure up, check the ground and the planning position, and give you one fixed written price.

Questions

Glass verandas in Ryhall: questions

How much is a veranda in Ryhall?
Ryhall prices follow our guide: £9,000–£14,000 supplied and fitted for a 4m × 3m aluminium and glass veranda and £15,000–£22,000 for a 6m × 3m. Add side screens, lighting or heaters on top if you want them. After the visit you get a fixed price in writing, including the soakaway or channel drainage.
Does Stamford's Article 4 direction apply in Ryhall?
No. That direction covers Stamford's conservation area. Ryhall is in Rutland, has its own conservation area around the historic village, and no Article 4 direction. A rear veranda on a house that is not listed, away from a road and within the extension depth and height limits, is usually permitted development.
Is a house near the Gwash a problem for a veranda?
It need not be. Ground near the river is wetter, so we test where the soakaway would go and may choose channel drainage instead. The post footings are dug to firm ground. Once the base and the water route are right, the veranda itself is unaffected.
We have a standard estate house. Will a veranda look like an add-on?
Not if it is proportioned to the house. We set the wall plate height to suit the doors and windows, choose the projection so the roof finishes neatly at the patio edge, and pick a frame colour to match your window frames. A 4m × 3m frame suits many estate houses well.
